The staging limits the amount of soil disturbed within the construction site and clearly identifies an area to store equipment and materials Once on site, the modules are stacked on top of each other and often around a structural core using a crane Being built in a factory increases the quality and consistency of the product, reduces the chances of unexpected complications, and allows for a more reliable and flexible schedule than traditional construction Waste from construction is reduced to less than 5% of the total material used in a factory compared to 10-15% in a traditional building site The prefabricated construction materials are easier to recycle, since they haven’t been exposed to the elements The number of visits to the on-site location made by delivery vehicles is reduced by up to 70% with modular construction, thus reducing the carbon footprint Modular construction can reduce the cost by 20 to 30% due to a shorter build time Modular construction can range from $90 to $150 per square ft., whereas conventional construction can cost from $150-$250 per square ft. The versatility of modular structures to be permanent or relocatable, in addition to the low prices and fast construction gives modular the opportunity to provide convenient and affordable housing Modular construction is the process of manufacturing modules in a factory-controlled environment, which are then transported to the construction site and assembled into a building. A module is essentially a complete room with interior and exterior amenities. The four main components of modular construction are design development, production of modules, transportation, and on-site assembly. Modular construction is a very well suited method of construction for high-rises due to its ease of production and assembly, structural integrity, and numerous other benefits.
