3 It consists of a group of houses and people Are usually similar in age, design & cost Physical Neighborhood Is determined by the way the land and building are used Zoning Regulations and Other Restrictions Control land use in certain areas Housing developers subdivide land and make improvements such as streets & street lighting before building structures Planned neighborhood- usually in a zoned area with restrictions; size & layout of individual lots are determined before being built

4 How much people are living in an area, if it’s low or high in density Site- is a piece of land on which the dwelling is built Natural Restraints Topography- is the configuration of a surface including its natural & manufactured features showing their relative positions & elevations Landscaping- is altering the topography & adding decorative plantings to change the appearance of a site Orientation- is a placing a structure on a site in consideration of the location of the sun, prevailing winds, water source & scenic view

5 Legal Restraints Minimum property standards (MPS)- standards set by the FHA that regulate the size of lots Zones Within the Site Public zone- is part of the site that can be seen from the street or road Service zone- part of the site that is used for necessary activities; like sidewalks, driveways & storage areas Private zone- part of the site hidden from public view

6 House- is any building that serves as living quarters for one or more families Home- is any place a person lives Multifamily Houses It’s a structure that provides housing for more than one household Rentals Cooperative Units Condominium Units Single-Family Houses Attached Houses Freestanding Houses

7 Contractor- is a person who contracts or agrees, to supply certain materials or do certain work for a specific fee Owner-built housing- is for people with lots of spare time, energy & building skills Factory-built housing- is housing constructed in a plant & moved to a site

8 Considerations for Senior Citizens Universal design- is the concept of making houses easier for easier for everyone to use Assisted-living facility- serves those who need daily living assistance but not constant care Graduated-care facilities- in which the residents move from individual apartments to a nursing home unit as needed Reverse mortgage- enables older people to convert the money tied up in their houses into income Fair Housing Act- gives people with disabilities greater freedom to choose a place to live that meets their needs
