2 We work with people who are seeking accommodation in the private rented sector who have experienced homelessness and may have an offending history but are considered low risk by Probation services and HARP. We offer landlords a written Bond guarantee in place of a cash deposit on behalf of our clients and then support tenants to enable them to act responsibly and maintain their tenancies. We have good working relationships with local benefit departments to ensure any issues can be resolved quickly and efficiently should they arise. We can advise you on changes in the law and up coming legislations, handle all the paperwork including the inventory and act as mediators if disputes arise. We interview all tenants before they approach you and try to match tenants to suitable properties. Basically we help take the risk out of letting, making your job easier.

3  Thorough assessment of suitability of tenants for private renting  Tenancy sustainment training for all tenants  Housing benefit payments direct to landlord  Direct contact with Housing Benefit to set up claims and rectify any issues should they arise  Free tenancy agreements, inventories and inspections  Support for landlord and tenant if issues arise that cannot be resolved directly between the tenant and landlord  Pool of tenants ready to fill any vacancy to avoid long void periods  Support for tenants to progress into employment  Deposit Bond agreement for each individual repayable by the client for future deposit  Support to access funding streams to help improve property standards (if required)

4  Concerns around issues i.e. substance misuse, alcohol use, chaotic lifestyle  Being home all day while others are at work  Having friends over  Having rent paid in arrears  Unreliability with rent payment or property damage  Concerns around anti social behaviour  Stigma of being a “DSS” tenant  Lack of resources to afford Rent in Advance, Admin Fee’s, Deposits  Difficulties taking on employment whilst homeless or living an unsettled way of life  Automatic rejection by Landlords because of Claiming Housing Benefit  Low Standard property in troubled area’s being an only option which is detrimental to their self worth and progression.

5  Vulnerability and support needs vary – not all our clients have chaotic tendencies  Secure and settled accommodation massively reduces the risk of problematic issues arising  Reduce homelessness and the negative impact of a prolonged unsettled way of life on an individual  Improve community support and well being  Increase self worth and confidence enabling individuals to move forward with their life

6  HMO’s, Flat’s, Studio Apartments, Flat Shares, Lodgings  We assist people aged 18+, male and female, working and Housing Benefit Claimants  We are working to the SEAL minimum Standards for properties and are following relevant regulations i.e. HMO licensing.  We can consider leasing if required for HMO properties
