6. Cost of Repair North roof replaced in 2000. Still under warranty till 2015. No action required. 6-10 years of life expected. Main roof was installed in 1988 with rework done in 2003. Wind Damage requires replacement of entire roof. $25.2K to remove old and install new. – If deteriorated deck is found under the old roof, it will be handled as time and material. Parapet capstone and counter flashing for both roofs requires removal of old caulk and replacement with metal cap. $9K Total $34.2K

7. Plan Insurance has paid $ 8.5K for wind damage. Balance $25.7K. We will use current funds on hand to pay for remaining cost of repair. – Council has been frugal with expenditures in the past and has funds on hand to cover the remaining cost of the roof repair. We will Maintain $6K in building fund for emergent requirements. More formal maintenance plan will be instituted to help budget for future requirements. (i.e. Sprinkler system and elevator inspection/repairs) A capital campaign will be held in the future to raise funds for other building requirements as necessary at that time.
