1 Adams-14 School District Facilities Master Plan Kearney Middle School Focused Site Evaluation SITE DRAINAGE OBSERVATIONS General – Site drainage was primarily by way of overland flow on ground surfaces and swales to the surrounding streets. The only area that appeared to use a piped drainage system was at a paved play area immediately east of the building. Building Drainage – Downspouts ejected roof water to ground surfaces around the building. In some locations, the roof water was not directed away from the building, but rather exited onto unpaved ground surfaces directly next to the exterior wall. Slopes away from the building were very small and significantly less than current design standards. At the time of this site visit, it appeared that infiltration of the water into the soil was adequate to not have ponding water on the ground surfaces. On the west side of the building, it appeared based on observed ground slopes, that ground water would be directed west away from the building and then north across the main entry sidewalk and exiting onto the bus lane facing Kearney St. In general, drainage in this area appeared to be adequate although overland flow crossing sidewalks should be avoided. A grass courtyard near the southeastern portion of the building received roof water from several downspouts. The grass surface appeared to be flat with no means for this water to drain from this area. Parking Lot Drainage– The southwest parking lot was asphalt with concrete Courtyard with no means of water drainage drainage pans directing runoff to the west parking lot exit onto Kearney St. Drainage appeared to be mostly adequate except for a small low spot where water pooled near the exit. The north parking lot consisted of both asphalt and concrete surfaces. Drainage from this area was via surface flow to the north onto 62 nd Avenue. Playground & Field Drainage – Immediately east of the building there is a concrete paved play area. Drainage in this area was to storm drains on the eastern edge of the play area. Slope to these drains appeared to be adequate except for a small area adjacent to the building on the west edge of the play area. The unpaved playgrounds and athletic fields on the eastern Piped drainage system at paved play area Low spot at southeast parking lot half of the site appeared to direct ground water via a swale running north to 62nd Avenue. Slopes in this area were minimal, but appeared to be adequate.

2 Adams-14 School District Facilities Master Plan Kearney Middle School Focused Site Evaluation PAVEMENT CONDITION OBSERVATIONS Parking Lot Pavement – The southeast parking lot asphalt pavement had some isolated damage but looked serviceable with some repair work needed. A couple of small areas had severe cracking. The asphalt had pulled away from the edges of the concrete drainage pans allowing water to enter the joint. The primary concrete drainage pan in the parking lot was in good condition. The other diagonal concrete drainage pan was severely damaged. The north parking lot concrete surfaces were in good condition except for one area near a dumpster with significant cracking. The asphalt surfaces were weathered with some cracks, but appeared serviceable with some repair work needed. Pedestrian Pavement – Pedestrian pavement around the building appeared to be in good condition with some cracking. The play area concrete paving east of the building is in new condition. Other – Two dumpsters, one for trash and one for recycling, were located on the east edge of the southwest parking lot on a pedestrian walkway. Another dumpster was located in the north parking lot on concrete paved area. 3 Adams-14 School District Facilities Master Plan Kearney Middle School Focused Site Evaluation RECOMMENDATIONS Site Drainage – Site drainage appeared to be adequate at almost all areas even though ground slopes away from the building are less than desired. Even at the courtyard where no direct path for site drainage is present, the water appeared to infiltrate the ground surface at a sufficient rate as to not cause ponding. That said water infiltration directly adjacent to building foundations is undesirable as it can compromise foundation supporting soils long term. With regards to site drainage our recommendations are as follows: 2.Repair minor negative slope issues at the southwest parking lot and on the south edge of the paved play area. 3.If a dedicated drainage system is desired at the courtyard a piped system which collects water at the downspouts and pipes it to the existing storm drain at the southeast end of the paved play area could be considered. Main entry sidewalk 2.Replace the severely cracked asphalt in the southwest parking lot. 3.Replace the diagonal concrete drainage pan at the southeast parking lot. 4.Replace the asphalt pavement adjacent to the main concrete drainage pan at the southeast parking lot eliminating the open joint. Alternatively, the open joint could be sealed with a durable elastomeric sealant. 5.Replace the significantly cracked concrete pavement in front of the dumpster at the north parking lot. 6.Relocate the dumpsters currently on the sidewalk adjacent to the southwest parking lot to a dedicated concrete dumpster pad at a new location. North parking lot concrete pavement North parking lot asphalt pavement 1.Provide minimum 2 foot long concrete splash blocks at all downspouts currently ejecting water directly onto unpaved surfaces such that water is directed further from building foundations. Pavement Condition– Pavement condition was generally good with some areas of repair needed. With regards to pavement condition our recommendations are as follows: 1.Repair and seal isolated cracks at all parking and pedestrian, concrete and asphalt pavement where replacement is not required.
