Residential Use Parking limitations restrict many uses Requires minimal alteration to the building Unique character of building and vibrancy of Lawrence protect economic viability of the building as a residence Beauty & character of the building can be maintained for the community without further public cost

Timeline for Renovation & Preservation Close on July 1, 2006 –July 1, 2006: Begin immediate improvement efforts to second floor living space –September 1, 2006: Paint eaves and molding around bay openings –August 1, 2007: Repair masonry & mortar joints on entire building Replace missing spire on north side of façade –October 1 2007: Apply siloxane water repellent to entire building

Long-term Goals Find adaptive reuse for ground level –Residential –Commercial Replace existing garage doors –Replicas of original doors –Commercial windows/doors sensitive to historical character Maintain the strength & good repair of all original masonry

New Development Code Takes effect June 1, 2006 C-5 zone would become GPI (General Public & Institutional Use District) –Allows residential use –Does not allow retail

Commercial Loan is the only Immediate Option for Financing Residential Mortgage Loan Fannie Mae & Freddie Mac require that the property look like a house Difficulty in finding comparable properties for appraisal
