The Oak Point Lifestyle Facilities The multi-million dollar clubhouse offers great resort amenities including: one indoor pool, two outdoor pools, deluxe fitness center, tennis courts, billiards, library, crafts room, Grand Ballroom with performance stage, and more. Activities Over 75 classes, clubs, activities and events are available to choose from each month, all organized by 2 full-time Social Directors. To move to Oak Point, some customers have “traded up” from smaller houses or apartments while others have “traded down” from houses costing more than $1 million. Oak Point customers come from a wide geographic area and a wide range of current home values.

9 Finding Your Customer Many potential customers are not currently actively looking for a new home — but would be if they focused on options like Oak Point. As a Realtor, you can reach out to your 55-and-over prospects such as: - Empty nesters with large houses designed for children. - People tired of the maintenance work and expense of their current homes. - People that are looking for a more enriched lifestyle. These customers will also have good reason not to “wait for the market to return” as: - They are incurring expensive maintenance, utility and taxes while they wait. - They are missing out on a great lifestyle while they wait. By educating your contacts and customers about the Oak Point lifestyle, you can expand your customer base.

10 Working with the Oak Point Sales Center Oak Point’s on-site Sales Center and Model Village (featuring five furnished homes) is open daily 10-5. Simply register your customer at the Sales Center (in-person, via phone or email) and we will: - Tour your customer through the Clubhouse and Model Village. - Explain the amenities, services and monthly fees. - Provide detailed information on the available floor plans, options, and upgrades. - Show the inventory of Oak Point’s re-sale and spec homes. - Explain the mortgage options and suggested lenders. - Handle the buying and closing processes. Our goal is to make your job an easy one and your customer’s experience a great one.

11 Realtor Compensation There are typically 4 types of homes available at Oak Point: - Newly built Custom-built homes (that can be delivered in 3 months). - Newly built “Spec” homes that are available for immediate occupancy. - Re-sale homes that are listed in the Oak Point Sales Center. - Re-sale homes within Oak Point that are listed by other Realtors. We offer licensed Realtors the following compensation upon their customers’ purchases: - Newly built homes (custom-built or spec) 2.5% commission - Re-sale homes listed with Oak Point: 2.5% commission Commissions are based on final sale price of the home (including upgrades) You can earn the commission from the sale of your customer’s current home, plus a commission at Oak Point.

12 Realtor Protection Many potential customers have visited Oak Point over the past 11 years, but many have not seen the new model homes, the new Clubhouse facilities, and/or need to be reminded of the great lifestyle. These people can become your customers when you bring them back to Oak Point. Unless the customer is already on record from another Realtor, you will become the registered Realtor for that customer for a period of 6 months. After the 6 month period, you may extend your role as the registered Realtor (unless that customer has ceased working with you and registers at the Sales Center with a new Realtor). The goal is that even if the customer has been to Oak Point before, the Realtor that is responsible for bringing the customer to a successful transaction is compensated.
