We live in a desirable location (close to Washington Park, Downtown and the Tech Center, Light Rail). Buyers are demanding larger homes with more amenities. However, most of West Washington Park is zone R2 and R3. R2 allows duplexes, triplexes and row houses (if you have enough square footage on the lot). R3 Allows for fourplexes and apartment buildings. Why is new construction so often duplexes or triplexes? Because the zoning in West Washington Park allows for greater density than the predominant existing housing stock. Because developers are building to buyer demand but brick construction is the most expensive. They tend to reuse existing designs, which typically mirror modern suburban styles. The Character of West Washington Park could change dramatically. If developers build to the existing zoning, West Washington Park could end up looking similar to Cherry Creek North. Further, as the Gates Factory sites and the Denver Design District redevelop, we will have significantly more density around us, generating more traffic and demand for local resources like Washington Park. How do we maintain our character? 1.Address the density – to preserve single family homes, we need to right zone to the predominant existing housing stock. 2.Address the style of construction – the Zoning Code Update will provide tools for scaling the size and placement of new construction. 3.Consider Conservation Districts – for older existing neighborhoods these districts provide design guidelines for builders so new construction better matches surrounding character. Property Owners must take action! Property rights are vested with the property owner. Only property owners can change their zoning. Whether right zoning, or adopting one of the zone districts available through the zoning code update, it can only be done by the property owners. The Neighborhood Association cannot change your zoning. It must be done by the property owners. The alternative is to allow the City to decide your zoning as it implements the new zoning code.
