Market opportunities, ethnical affinities and geographical advantages have encouraged them to expand their business activities to mainland China in recent years. However, most of them have apparently been outperformed by the less experience and capital-deprived local developers in the mainland Chinese property development markets. This talk discusses why these Hong Kong developers have been less successful in securing as profitable returns from their land development projects on the Chinese mainland as they have in their home base. The talk is based upon a research study funded by the Hong Kong Polytechnic University Research Grant.

3 THE HONG KONG INSTITUTE OF FACILITY MANAGEMENT CPD EVENT (CPD007/01) ABOUT THE SPEAKERS Bo-sin TANG BSocSc, MSc, MBA, MRTPI, MHKIP, RPP. Bo is a professional town planner specialising in land use planning, development consultancy and real estate research. He is now Associate Professor in the Department of Building and Real Estate of the Hong Kong Polytechnic University, People's Republic of China. Bo has received education in social science, urban planning, business and real estate in Hong Kong, UK and US. Apart from teaching and research, he has also acted as consultant in a number of public and private sector consultancy projects. These projects cover various topics including industrial land use planning, port back-up uses, harbour reclamation, urban renewal strategy, railway development, housing estate development, urban land supply, and competition study. Bo now teaches both undergraduate and postgraduate students in Hong Kong and in mainland China through both the traditional classroom contact mode and the web-based CyberU programme. His research interest covers the areas of urban planning practices, development control, property development and urban competitiveness.

4 THE HONG KONG INSTITUTE OF FACILITY MANAGEMENT CPD EVENT (CPD007/01) ABOUT THE SPEAKERS Sing-cheong LIU MBA, FRICS, FHKIS S.C. is a General Practice Surveyor by training and has extensive experience in land and property business. He is the Founder and Managing Director of Pearl River-Hang Cheong Real Estate Consultants Ltd. with offices established in Hong Kong, Guangzhou and Shanghai, People's Republic of China. Being the only non-local company that has been awarded with Class A real estate agency qualification ever since the commencement of the grading system in 1996, his Guangzhou office provides comprehensive land and property development consulting services for many leading local and foreign developers as well as the Guangzhou Municipal Government. The success story of his company has been published by the City University of Hong Kong in a book entitled: 'Innovation Management Cases in Hong Kong'. S.C. is also the Chairman of Guangzhou Top Home Technology Co. Ltd. that operates a real estate website and a newspaper in facilitating property transaction related activities through the use of information technology. Besides private business, S.C. is extremely active in the academic circle and public services. He has been awarded the titles of Honorary Fellows by both the Hong Kong Polytechnic University and the Hong Kong University of Science & Technology, of Honorary Professor by the University of Hong Kong, and of the Visiting Professional Fellow by the Cambridge International Land Institute, Fitzwilliam College of the Cambridge University in UK. He is the chairman of the Research & Development Corporation Board, members of the Business School Corporate Advisory Board and of Advisory Committee on Entrepreneurship in the HKUST. He also serves in the sub-committees of the Law Reform Commission and of the Hong Kong Housing Authority of the Hong Kong Special Administrative Region Government.
