2 Charlotte BovaListing, REO & Short Sale Specialist George GardnerClosing Manager & REO Specialist  Charlotte’s focus is listing homes, prospecting daily for buyers for our listings & listings for our buyers, showing homes and negotiating contracts for our clients.  Charlotte also specializes in listing & selling Freddie Mac REOs  Charlotte’s normal hours are Monday – Friday, 7:30 am – 6 pm. She prospects each morning & normally schedules appointments starting at 2 pm When Charlotte is prospecting, she is on the phone looking for buyers for our listings & homes for our buyers  George’s specializes in listing & selling Fannie Mae & other bank REOs : coordinating evictions & CFKs, doing BPOs & CMAs, marketing recommendations, coordinating repair contractors, negotiating offers, etc.  George also managing the process from ratified contract to closing and attends closing with our clients.  George’s hours are typically Monday – Friday, 7:30 am – 5 pm. Appointments are scheduled during these times. Meet our Team…  As our customer service specialists, Nick & Susan check email thru out the day & are primary on answering phones.  Nick’s handles administrative details for our sellers, from listing day thru contract negotiations. Nick handles all marketing & showing feedback/questions for our listings. He processes all listing paperwork & keeps files up to date.  Nick’s handles administrative details for our sellers & buyers that are under contract to ensure your closing experience with us is smooth & uneventful. She processes all contracts & paperwork and keeps files up to date & on track.  Susan coordinates everyone involved through the closing process. Other Agents, lenders, attorneys, appraisers, buyers & sellers are just a few of the people she contacts: monitoring deadlines, facilitating paperwork & information, etc.  Susan & Nick’s hours are typically Monday through Thursday 8am – 5pm, Friday 8am – 2pm Susan English & Nick Roth Client Care Coordinators  Beth handles the administrative details for our listings to ensure your experience with us is smooth and uneventful. She processes paperwork for our sellers & keeps listing files up to date & on track. As one of our client service specialists, she answers the phone and assists with emails.  Beth helps with most of the marketing for our listings, updating websites, coordinating agent caravans, etc.  Beth’s hours are typically Tuesday and Thursday 10am – 3pm, Beth Hamlin-BrownSenior Admin Assistant

3  Tom is one of our Buyers Agents : he works with our Buyers to find their perfect home through daily research and showing potential homes to clients and writing contracts. He also looks for buyers specifically for our listings  Tom attends our company office meetings & caravans new listings to preview potential homes for our buyers.  Tom also helps with delivering paperwork, taking photos and measuring homes, putting up “For Sale” and “Sold” signs and lock-boxes, meeting inspectors, etc when necessary.  Tom also assists Charlotte is all aspects of Listing & Selling Freddie Mac REOs  Tom’s hours vary but he usually works Monday – Friday all day, and Saturday & Sunday by Appointment Tom SimpsonREO & Buyer Specialist … More Team Members John StockerBuyer Specialist  John is one of our Buyer’s Agents : he works with our Buyers to find their perfect home through daily research and showing potential homes to clients and writing contracts. 5 Marketing Plan for Your Home The Following Are the Steps I Take to Get a Home Sold … the "Pro-Active Approach" 1)Submit your home to our local Multiple Listing Service & various websites including: CarolinaOne.com; Realtor.com; Charleston.com; CharlotteBova.com & more than a dozen others 2)Price your home competitively … to maximize the market vs. narrowing the market. 3)Promote your home at the company sales meeting. 4)Develop a list of features of your home for the Brokers to use with their potential buyers. 5)Email information to the top 200+ agents in the marketplace for their potential buyers. 6)Suggest & advise as to any changes you may want to make to your property to make it more saleable. 7)Constantly update you as to any changes in the marketplace, and provide you your own personal website for viewing marketing, activity and agent feedback on your property. 8)Prospect 3 hours per day (i.e., talk to 125 or more new people each week) in order to look for potential buyers. We don’t just wait for buyers to come to us. 9)Notify our buyer leads, sphere of influence and past clients for their referrals and prospective buyers. 10)Add additional exposure through a professional sign and lock-box. 11)Provide 24-hour access to recorded information about your home via our 1-800 # which captures the caller’s number and notifies us so that we can follow up immediately. 12)Whenever possible pre-qualify the prospective buyers. 13)Keep you aware of the various methods of financing that a buyer might want to use. 14)Have the Carolina One Agents in the area tour your home. 15)Follow-up on the salespeople who have shown your home … for their feedback and response. 16)Assist you in arranging interim financing … if necessary. 17)Represent you on all offer presentations … to assure you in negotiating the best possible price and terms. 18)Handle all the follow-up upon a contract being accepted … all mortgage issues, inspections and other closing procedures … to get your home sale closed. 19)Follow up with you after closing to ensure that you have no unanswered questions or unfinished business.
