We carry out required administrative document support and research work for law firms in residential property conveyancing department. Our Principal role is to provide seamless highly skilled team to manage the law firm’s back end work with quick response time and help the law firms minimize the amount of work time so that they can focus on new clients. Located in Bangalore (India) Evergreen International provides a wide range of services, including Customer Service and Document production. We provide core back office services such as research and documentation to the solicitors who deal with freehold and leasehold property conveyancing in UK. All Outsourced work can be done in India at a far low cost compared to the UK.

Evergreen has on board an experienced and skilled team who have received rigorous training to take on the greater part of the work needed for a sale and purchase of freehold and leasehold property, or a remortgage, from the very start to finish. STAGE 1 Initializing the case in the case management system (Case Set up). Sending the initial client care letters to client. Ensuring for return of signed client care letters.
STAGE 2 Updating the case management system by referring the signed client care letters & the Memorandum of Sale. Asking the Sellers solicitor for draft contract pack. When draft contract pack is received ensure that TR1 and Requisition on Title (CIF) is prepared. Depending on the case the buyer solicitor will raise enquiries. Send TR1, Enquiries & Requisition on Title (CIF) to seller’s solicitor.
STAGE 3 Order searches like Local authority search, Water search and other property searches in various search portals according to the instructions of the fee earner. Order Anti-Money Laundering Searches on client names. Order official search of whole/part, Bankruptcy searches on client names and all other HMLR searches at the HMLR portal.
STAGE 4 (IF PURCHASE HAS A MORTGAGE) Prepare report on Mortgage ( Mortgage Letter) to client. Report details of giftor (if applicable) to lender and also convey Special Conditions to client. If Authority to proceed is received from the help to buy agent ensure that solicitor’s Form 1 is prepared. If Authority to exchange is received ensure that solicitor’s Form 2 is prepared.
STAGE 5 Preparing Bills by calculating all the charges. Prepare Completion Statements. Sending the Bills and Completion Statement to client. Filing Stamp Duty Land Tax at HMRC. Preparing the Application1. Drafting Title deed Letters to Client, Lender and help to buy agents.
