Infrastructure Development with Railways through KSR Infratech India (P) Limited The Company has acquired an existing Infrastructure company named “KSR Infratech India Pvt Ltd” (100%) which is executing projects worth INR 105 crores at present in Railways at Bihar. The company has submitted bids for another Rs. 150 crores.
Area of Business Segment Commercial Development – Colombo Tower Project The Group through its Joint Venture company – Suchir NEB Projects Pvt Ltd (wherein Suchirindia Global Infra Pvt Ltd holds 76% holding) in Sri Lanka is developing 1 million sq. ft of commercial space and 1.4 million sq. ft of mixed development at Battarmulla, Colombo, Sri Lanka in association with Urban Development Authority, Government of Sri Lanka. The total cost of the project is estimated to be US$ 200 Million. In the first phase the development of the Commercial tower is being undertaken with an envisaged investment of US$ 80 million. The entire commercial area would be taken on a long lease by the UDA, Sri Lanka. The possession of the land is already taken by the JV company and CPG Singapore is the architect for the project and the regulatory approvals including securing the lease deed from UDA, is expected shortly.
The project is registered with the Board of Investments (BOI), Sri Lanka, and the revenues are eligible for tax holiday for a period of 10 years and the inflows and outflows (capital and revenue) relating to project are not subjected to any exchange regulation / restrictions of Government of Sri Lanka. The Group has conceptualized the development of the Urban Entertainment Centers (UEC) across 8 Tier II and Tier III cities in Andhra Pradesh over the next 4 years time span. The model being that land required for the setting up the centers is to be secured either on long lease from the Government or taken up on joint development with the respective parties and the group would create the required infrastructure. The process of identification of the land is under way and the company is in touch with state government tourism related agencies besides initiating its own efforts for short-listing the right parcels of land identified. Colombo Airport Hotel The group through its wholly owned subsidiary company in Srilanka named Suchirindia Lankan hotels & resorts Pvt Ltd and has been awarded lease of 4 acres of land for 49 years in the vicinity of Colombo International Airport for development of a star hotel by the Board of Investment in Sri Lanka. The company is constructing 211 key hotel near Colombo international Airport, Katunayake Export Zone, which will be operated by Four Points by Sheraton. The total estimated project cost for the same is about US$ 25 million. HVS has conducted the feasibility study for the project.

Construction of Housing The company has executed housing projects addressing the diverse needs of the market ranging from affordable housing to luxury high end villas. The company is at present executing a gated community project of 125 luxury villas (3.6 lakhs sq ft) en-route the International Airport, Shamshabad and We would start handing over by June '2012. The Group also has various urban lands at strategic locations which are being commercialized for taking up for construction of residential housing either on its own or on Joint development basis through industry partners which are being commercialized in a phased manner with projected revenues amounting to Rs.600 crores by 2014.
Township Development The group's initiation into business was through township development. The company has over the past 5 years developed about 5.1 million sq. meters of townships spread over 9 different geographical locations. The project size range varied from a minimum of 2.8 lakhs sq. meters to 3.2 million sq. meters at single location. The business revenues recorded from these projects is to the tune of Rs. 500 crores. These projects meet the exceptionally well laid out quality standards committed and adherence to the time schedules agreed upon.
Resorts Development, Hospitality. The Hospitality vertical of the company is operated through a wholly owned subsidiary company SUCHIRINDIA HOTELS & RESORTS (P) LIMITED. It is a 3 Star 28 suit resort by name “PAPRYUS PORT”. Developed based on an Egyptian Theme, the resort has a built up space of about 35,000 sq.ft area near Hyderabad International Airport leading to Bangalore highway. The resort is in operation since December'2008.The total cost of the project is Rs 1300 lakhs. Near Kothur, on Bangalore Highway
Another 3 Star category resort by name “Honey Berg” with about 40,000 sq. ft constructed area and is completed in December '2009 near the Genome Valley, Shamirpet, Hyderabad. The total capital out lay for the development of the resort is Rs.1600 lakhs.. The Architectural design is the highlight of this project as it retains the rocky terrain and blends the construction around giving it a distinct integrated appearance. The glass façades and the water falls add substantially to the final panorama.
Adventure Sports and Leisure Activities The company is developing a world class adventure theme park in Hyderabad over a parcel of land stretching over 206 acres land owned by the company. The company is in discussion with internationally reputed consultants such as Attractions Intl, X-nth, Sanderson LLC for designing of the facility which would be one of its kind in India.
Management Team The company has highly qualified and experienced team of professionals including Chief Financial Officer, Chief People Officer, Head Projects, Head Legal, Head Customer Care, Corporate Communications and Liaison working in a well defined organizational structure. The company has formulated a detailed Code of conduct for all its employees including the senior personnel. Company has implemented measures such as periodic review of the operations by the Management Committee (Consisting of the selected members of the Board). An audit committee is in place which reviews periodically the internal audit function in the organization and the financial results of the company. The market value of the various holdings including land mine held by the company is 628 crores. Kiran Kumar, Honorary Consul of Republic of Bulgaria, the promoter and CEO of the Group has been Professionally associated with the real estate Industry in marketing and operations for over 14 years before starting “Suchirindia”. A first generation entrepreneur, he holds Doctorate in Urban Planning and Tourism Development and Masters in Business Administration.
