12 A few notes on workplace strategies Dr. Norm Miller Utilization rates are key drivers of space efficiency. Ways that many firms are improving efficiency: Shared or non-dedicated space Tolerance for working anywhere with overflow strategies Productivity based management Cloud storage for all work files Designs that allow both focus and collaboration Sensitive culture for noise moderation and minimizing interruptions. Note we see huge differences in these strategies depending on firm size and longevity + avoiding second class citizenship

Building internet of things Norm Miller  Enable data production with sensors on everything possible:  Lights  Vent dampers  Air filters flow rates  Fire extingusihers  Security cameras  Air: Humidty, Carbon sensors, temperature, flow speeds, etc.  Light from outside and heat gain  Shades and fans  People (number and location and their schedules)  Room occupants and workspace utilzation  Parking space sensors  Etc

14 Workplace & Space Management Strategies Norm Miller  Collect data from all these disparate sources and aggregate along with historical data and other non-building data (repair requests, work orders, lease expirations, and terms, etc.)  Create a system of reports and prioratization along with a forecst system that uses patterns and forecasts output that is useful for planning, i.e. when the weather is like this (temp and humidity and sun and time of day) with this many occupants we need this level of cooling to maintain a certain temperature level.  BIG data measurement and visualization is critical to BMS

15 Workplace & Space Management Strategies Norm Miller  Translate engineering and technical data into financial and business data!  Ex: Prioritize based on the cost of shut down or the cost of interuptions and provide these in Euro costs/hour or something the business managers can understand.  Develop easy to read visualizations and exception reporting and provide customized real time reports to facilities managers, security personnel, leasing and asset management staff, cleaning staff, maintenance teams on a variety of platforms (smart phones, tablets, etc.) BIG data measurement and visualization

16 Workplace & Space Management Strategies Norm Miller  Other critical strategies:  Better use of passive solar design and solar tubes and reflectors  Open floor spaces that allow light in and buildings that are not too wide  Occupant buy-in and submetering if possible  Motion sensors that turn things off  A&B switches that turn off the B circuits but leave on the A circuits  Better lighting integrated with natural lights and shades  Real time commissioning to make sure the building operates as planned  Air quality monitoring systems You can’t manage what you don’t measure.
