REAL ESTATE SALES TAX ACT Home Home The tax on real estate sales is assessed and paid pursuant to the provisions of this Act. In other words, real estate sales are all acquisitions of the title to real estate (hereinafter acquisition of real estate) in the Republic of Croatia. The acquisition of real estate is the purchase, replacement, inheritance, conferral and appropriation of real estate from a company, the acquisition of real estate undergoing liquidation or bankruptcy, acquisition on the basis of the ruling of a court or other body and other methods of acquiring real estate from other persons. In the sense of this Act, real estate are land and buildings. Land is considered as all agricultural fields, construction sites and other land containing residential, commercial or other buildings and their components. The tax base for real estate sales is the market value of the real estate at the moment of acquisition and amounts to a rate of 5 percent. The details of the Real Estate Sales Tax Act can be found in the Official Gazette of the Republic of Croatia/, no. 69/97 and 26/00.
OWNERSHIP OF REAL ESTATE BY FOREIGN CITIZENS AND ENTERPRISES Home Home The right of ownership is guaranteed by the Constitution (Article 48) This provision is also applicable to foreign persons The Law on Ownership and Other Property Rights (Official Gazette of the Republic of Croatia/, no. 91/96, dated November 28, 1996) regulates the real estate rights of foreign persons (Articles 354-358) The legal system allows foreign persons to acquire ownership of movable property without restrictions Until recently, foreign persons carrying on a business activity in Croatia (even if they did not incorporate) could acquire ownership of real estate without any approval However, the law HAS CHANGED and now foreign nationals are required, if personally purchasing real estate, to obtain an approval from the Ministry of Foreign Affairs and the Ministry of Justice For purposes of acquiring immovable property, a person without Croatian citizenship is considered a “foreign person” whereas a legal entity is a foreign person with a registered seat abroad. Croatian emigrants may acquire ownership of real estate under separate provisions of the Law.

HOTEL PARK IN CRIKVENICA Home Home Hotel Due to its natural beauties, romantic bays and beach with facilities, Crikvenica has been attracting the tourists from all over the world for many years. The town is actually the Sea Riviera, that is 15 kilometers long with the whole range of urbanely connected tourist resorts such as Selce, Dramalj and Jadranovo. It takes you one day to get to Crikvenica- situated in the most beautiful part of the Croatian Mediterranean sea-by road from the most distant parts of Europe. The hotel Park is situated in the very centre of Crikvenica, in the park, only 50 meters away from the sand beach.
HOTEL PARK IN CRIKVENICA Home Home Accommodation and Board The Hotel Park has a total number of 124 rooms and five apartments. These rooms are single bedded and double bedded rooms with one or two auxiliary beds with bathrooms, equipped with telephone and TV, while apartments are equipped with satellite TV and mini bar. Almost all rooms have a balcony on the sea side or have the park view. The restaurant with 250 seats and summer terrace with 80 seats has besides the board even the á la carte offer. Even the people who are hard to be pleased will be satisfied with the high quality and rich gastronomy offer. Besides the salad and desert bar, during the year the guests are offered the traditional or buffet breakfast, lunch and dinner, having the opportunity to choose between three menus, while during the July and August the buffet breakfast and dinner are offered. During the summer months the guests may enjoy the wide range of drinks and cocktails on the summer terrace of the cafe bar.
HOTEL PARK IN CRIKVENICA Home Home Facilities The conference room is equipped with 80 seats and is convenient for organizing shorter seminars and professional meetings. The youngest guests will also find its place in the play-rooms, while the older ones will enjoy the dancing evenings on the hotel terrace or can be entertained in the Pan night club. Crikvenica is famous for an interesting nightlife, and due to vicinity of the other Croatian towns such as Opatija, Rijeka, Zagreb - it is appealing to young people who hardly wait to enjoy the sea and entertainment. Location Crikvenica was built on the ground of the ancient Roman settlement Ad Turres. It was named after the church, which used to be the Paulist monastery erected in 1412 by the viceroy Nikola Frankopan. Apart from being easily reached from the hinterland and apart from having beautiful sandy beaches, the development of tourism in Crikvenica is influenced by very favorable climate with dry and warm summers and insignificant number of windy days, which prevail in the winter part of the year. Crikvenica is famous not only for numerous villas and hotels, but also for the health resort opened in 1906 as well as high pureness of the sea, which is the reason for its being awarded the European prize - Blue Flag. The town's harbor or any small harbor will provide a resort to a great number of sea navigators and on the biggest Adriatic island Krk - only twenty kilometers away from Crikvenica - there is a Rijeka airport.

It is famous for its long pebble beaches, pinewood and small stone made port. The today's settlement has a baroque Church of St. Lawrence (Sv. Lovro, 1750) and a parish Church of St. Nicholas (Sveti Nikola) built in 1889, next to which a few medieval tombstones are to be found. Bast, a typical village built on the foot of the Biokovo mountain with little white stone made houses, is situated on the above the town, on the slopes of the Biokovo mountain. The town of Makarska, with its 15 000 inhabitants, is a cultural, economic and tourist centre of the Makarska Riviera. It originated from the village of Muccrum, situated on the foot of the Biokovo mountain, first mentioned in 533, and has had the today's name since 16th century. The Seashells Museum of the Franciscan monastery in Makarska, with its attractive exhibit of shells and sea snails, is considered as one of the most famous collections of the kind.
CAMP UVALA SLANA IN SELCE Home Home Camp A small resort and a small harbour Selce in which there is a camp Uvala Slana is situated between Crikvenica and Novi Vinodolski, only 25 kilometers away from the Rijeka airport, and the Vinodolski Valley is situated in the hinterland. Through the coastal promenade Selce is connected with Crikvenica, and at the end of this promenade path, in the direction of Novi Vinodolski, there is a camp Uvala Slana. Accommodation and Board The camp has 230 camp sites out of which it has 20 are their own caravans. The accommodation offer of the camp consists of ten more bedded rooms in the constructed building, in which showers and WC on the floor are available. Within the camp there is a receptionist's desk, telephone, two public phone booths and stands with fruit and vegetables and beach accessories. In the accommodation with arranged half board and board services, besides the half board food, the restaurant in the camp offers the food as ordered and in the wine cellar you can try specialties characteristic for this region: octopus, lamb or veal roasted under the bell. The guests on the beach may enjoy the á la carte restaurant food or can refresh themselves with cold drinks and cocktails in the bistro. This region is famous for sunshine, sea and good wines: Žlahtina, Vodica, Malvazija, Teran and Plavac, and you will find them all in every wine card.
CAMP UVALA SLANA IN SELCE Home Home Facilities After the guests have enjoyed the sun and swimming, they can relax dancing on the terrace of the á la carte restaurant. The rent out of the pedal boats, table tennis, volleyball on the sand, tennis, different games for children will make the vacation of every guest more complete and comfortable. Location Selce is a famous bathing place, situated near the highway and is 3.5 kilometers away from Crikvenica. The island of Krk - the biggest Croatian island famous for vineyards is situated opposite Selce and you can reach it by boat or organized trip boats. At the beginning of the last century the expansion of this resort by the coast is to be associated with the development of Selce as a tourist destination. In the old part of the resort the original coastal architecture remained intact with the yards fenced by high walls. Novi Vinodolski is situated a few kilometers southeast from Selce, which is famous for the Vinodol's Code book - an old Croatian monument of the common law written in Glagolitic script in 1282. This region with mild Mediterranean climate, rich cultural and historical tradition has been appealing to the tourists all over the world for many years.
