44 The main challenges Old buildings requiring work / adaptation are liabilities not assets They are also opportunities Costs incur immediately The vision for the revitalised building has to be right – the vision informs everything that follows The vision needs to be sustainable and viable – get the vision right, not from aspirational hopes, but from economic realities, There must be confidence in the business plan This means thinking beyond construction (which we will return to) to operation Annual running costs of the building – exhaustive and driven down – get advice Annual income from running the building. Does it add up? Are incomes going to be secure? Will there be an income gap? Is income varied> Need for fixed and variable income. Prepare for these. VAT – get advice early – a critical issue. Will it be charged? Design Design must service functionality – must support the business plan Construction Prior surveys critical – ground conditions; structural surveys Architects or project managers? The PM is crucial. You are rarely expert. Financing – importance of financial management
