2 Background and History Citys current lease for City Marketplace offices ends October 31, 2014 For 22,221 square feet at City Marketplace, the City currently pays – $20,000 a month or $240k/year – Equates to a lease rate of $10.80 per square foot City Hall Status – Design is at 60% – Construction Manager projects that City Hall will begin construction in October/November 2014 – Construction Manager projects that City Hall will be ready for occupancy at the latest October 2015 and as early as August 2015

3 Background and History City staff proposed to renew the lease at the current rate for a 6-month term with a month-to-month option thereafter and a 90 day notice to vacate Owner proposed $31,480 a month ($378k/year) for 1 year, which equates to $17 per square foot Owners proposal represents a 57% increase and an additional $138k over what is budgeted for City offices Due to significant increase, City staff explored other short-term alternative(s) to minimize costs and interruption in services – City Marketplace Reduced Space Alternative – Former News Journal Combination Space Alternative
