Technology & LEED
Three level building plus utilities penthouse Single administrative and multi tenant offices, reception, conference rooms, lounge, storage, kitchen, mail room, IT room for OTL and incubator areas. Dry and wet labs (with and without hoods) Building will be contextually fit as part of seamless visual composition of this site.
Building will be normally staffed from 8-5 M-F Unlike normal setting, this building will be normally available for client access 24/7 HVAC and lighting shall be designed to allow for occupied and unoccupied periods, including nights, weekends and holidays. Occupants will be 23 OTL employees, 5 staff and approximately 80 tenants
Building shall achieve at minimum LEED-NC Gold certification with a goal to pursue Platinum certification. Facility shall be able to substantiate a minimum of 28% more energy savings than required by ASHRAE 90.1 (2007) = 10 LEED EA Points IEQ monitoring to include air temperature, humidity, CO2 concentration, air flow rates, and ambient noise levels… And day lighting will be maximized.
Utilizing the BAS and other controls to efficiently maintain and track performance of key building systems, particularly HVAC & Lighting. Use of Low VOC, regionally available and high recycled content material. Adoption of daylight harvesting to minimize electric lighting usage where functionally practical. Innovative ideas such as utilizing solar energy techniques for lighting, HW or HHW… while maintaining the roof and building envelopes water tight integrity.
Use of high efficiency lighting such as LED lighting, T5 and T8 lamps or other compact fluorescent lamps (25-35% lower 90.1) Occupancy sensors in office and lab areas, override switches in specific locations. Utilization of Certified Wood Other initiatives for design innovation as applicable for this building. BOD will be established to achieve these goals and others including segregated collection and recycling of construction waste, proper erosion and sedimentation control, etc.
Indoor lighting and lighting controls: 1. Ceiling mounted motion/occupancy sensors shall be installed in all office areas, away from doors. Ceiling occupancy sensors with light switches / zone controls shall be installed in conference rooms, labs, and lab support areas, and other public areas to efficiently control lighting usage. After hour override two-hour switches will be installed in all labs and support spaces as necessary. 2. Other spaces without occupancy sensors shall have time- of-day lighting controls with temporary overrides. Override switches will be located at the thermostat which places the HVAC and lighting system into occupied mode. 3. Daylight harvesting techniques shall be employed wherever practical.
The HVAC system shall have a low life-cycle cost and shall be capable of providing superior indoor environmental quality to facilitate comfort and productivity, while minimizing maintenance requirements. Specifically: The HVAC system shall be designed and sized to provide required cooling and heating to meet varying load requirements while maximizing energy efficiency. HVAC system shall be zoned to maximize comfort while minimizing operating costs. Humidity levels must be maintained such that condensation doesnt form on HVAC equipment or other building components. Building occupancy schedule for HVAC system will be easily modified by zones. System must be designed so the building maintenance manager (PPD), not the users or tenants, make these modifications. The integration of the BAS system shall allow remote monitoring from a central tracking station at campus Physical Plant Division (PPD) to monitor key building systems, energy usage, preventive maintenance, scheduling, and distribution of required information to maintenance staff and outside service providers. Please be advised that the designed system will go through a complete security check prior to installation by the University of Florida and all vendors must adhere to the UF requirements regarding installed operating systems, software and for remote access controls. All Mechanical Electrical and Plumbing systems and components must be accessible for maintenance. The HVAC system shall support future reconfiguration of offices and labs and support areas to meet inevitable changes of the organization with minimum HVAC modification needed to maintain comfort associated with indoor environmental quality. Separate HVAC systems for office areas (circulated) and lab areas (single pass). Consider use of solar power for building heating / re-heating requirements. Provide cost and savings. Some areas might require to be fit later as clients move in. The HVAC system will have the capacity to accommodate the conditioning of the areas as necessary.
Provide minimum MERV 13 air filtration and locate fresh air intakes out of the path of common local contaminants. The A/E shall investigate ionization filters for energy reduction and ease of maintenance.
The design should utilize strategies to mitigate noise from traffic outside, sound from adjacent spaces (including future buildings), within the building offices and labs, and noise and vibration from building systems and equipment.
This building shall be equipped with the required emergency power generator system which will provide power for all necessary systems, equipment, instruments, and lighting in the building. Do not design an emergency power system on the roof. Emergency generator must be diesel or gas powered and include an Automatic Transfer Switch.
All elements of these systems shall be designed, specified, and fully detailed by the A/E. Campus Telecommunication department (CNS) will provide support regarding the design. Outside connection to a location in the vicinity of the building will be performed directly by CNS. All VOIP phones will be purchased by CNS. All building electronics will be selected by CNS and purchased and installed by the D/B as part of the project. And inside building design will be coordinated through CNS and designed and built by the D/B as part of the project. All voice/data systems, components, and TRs shall comply with the UF Telecommunications Standards and in coordination with UF Telecommunication Department. Wireless access shall be provided throughout the building and on the patio.
It is expected that the security system for this building will consist only of card and proximity readers at building entries and certain interior office and lab spaces. In addition, security cameras will be designed and installed at various locations to account for all activities around all entrances to and the exits from the building.
The Commissioning (Cx) consultant will be selected prior to completion of the Conceptual/Advanced Schematic Design phase and will be responsible for: Maintenance of this OPR Peer review of the design and construction documents Development of the project-specific Cx specification using the Universitys template Development of the project-specific Cx Plan Construction and acceptance phase commissioning and documentation Development of the facilitys Systems Manual Post-occupancy commissioning, testing, and documentation Compliance with LEED NC, version 3.0
It is anticipated that the following building systems will be commissioned: Mechanical and HVAC systems Electrical and lighting systems Domestic hot water systems Building envelope systems Building Automation System Emergency Power System Fire Alarm System Others as required by the design
Systems Manual as required for LEED E/A Credit 3 (Enhanced Commissioning). This manual provides the University with a single source of information and instructions for proper operation and maintenance of primary building systems. As opposed to equipment-oriented O&M manuals, the Systems Manual is to be systems-oriented to provide operators with easy access to both narrative and technically detailed reference material, descriptions, diagrams, schedules, and other information on stand-alone and, particularly, integrated systems.
Training – which should be held in conjunction with commissioning – shall include general orientation and reviews of the written O&M instructions, relevant health and safety issues or concerns, operation in all possible modes, preventive maintenance, and common troubleshooting problems & solutions.
Building systems that the maintenance entity shall be trained on include: HVAC systems Plumbing systems (if solar is employed) Building Automation System (BAS)/controls Electrical systems (including generator) Lighting controls Security system Specialty equipment Building systems that the occupants/users shall be trained on include: Lighting controls Audio/Visual (A/V) systems Specialty equipment Other system as determined by the users
CxA Quarterly site visits. Onsite meeting will be conducted months after Substantial Completion to review performance and quality of the facility with all effected parties – UF occupants & users, O&M staff, the design team, and the contractor and its subcontractors.
