Planned Lighting Services Concepts & Practices

Lighting: An Important Asset Reduces operating costs Adds to safety and security Maximizes energy utilization Increases productivity Improves environment Enhances image

What Happens... … to any lighting system? Lamp performance deteriorates Dirt collects on fixtures and lenses System components fail

Lack Of Maintenance Will: Reduce illumination by 25% or more Negatively affect performance, space perception, safety and security Waste energy by giving less light for the same energy dollars

Causes Of Light Loss: Lamp mortality Ballast mortality Dirt accumulations Luminary surface deterioration Failed system components Room surface dirt accumulation

Lamp Mortality All lamps have specific mortality curves Rated life is usually based on 3 hrs/start At rated life, a cumulative total of 50% of lamps have failed Burnt-out lamps can cause rectification and high ballast current - increasing ballast failures

Group Relamping UNICCOs program consists of three parts: Initial services Scheduled inspections & maintenance Emergency service

Initial Services Plan and stage initial wash and relamp Remove lenses and old lamps Repack old lamps for proper environmental disposal Clean lenses with anti-static, non-abrasive cleaner (some types require damp dusting or tank cleaning) Clean fixture bodies with anti-static degreaser

Initial Services Check all fixture components and spot replace broken sockets Install new, specified lamps Spot replace failed ballasts Reinstall lenses Remove all materials to staging area Ensure relamped area is clean Arrange for removal of old lamps

System Inspections A proactive measure designed to avoid emergency calls Scheduled at specific intervals determined by lighting system use/hours Can apply to multiple or one large site Route-based Lamps are spot changed Entire inspection location is checked for failures/problems

Interim Fixture/Lens Wash Scheduled depending on type of lighting environment Involves removing lamps, cleaning lenses and fixture bodies, wiping lamps with anti- static damp cloth, and reinstalling lamps and lenses Recommended midway in office relamping cycle Recommended annually for outdoor fixtures and signs

Emergency Service Response Respond to unplanned outages Provide materials from service vehicle or customer inventory Skilled personnel to identify problems Service done with safety in mind, using only proper equipment Calls will be reduced up to 80% by following group relamp and inspection procedures

UNICCO Lighting Services Will: Plan and set up a group relamp Regularly inspect your lighting system Respond to emergencies and outage work orders promptly Calculate most economic relamp intervals Offer one-time or amortized payments Schedule work when it is convenient for you

UNICCO Lighting Services Will: Reduce on-site investment in lighting materials and components Employ skilled lighting specialists Provide uniformed, insured employees Utilize the latest maintenance equipment, technology and supplies Offer lighting consultation services Offer complete lighting services including retrofits

Summary Spot lamping is the least cost-effective way to maintain your lighting Typical relamping service from janitorial contractors is basically just spot relamping Janitors and other trades people are less skilled and efficient than lighting professionals Proactive, planned maintenance programs enhance your facilities and save electricity Programs can be planned during building design to reduce initial costs
