2 History Essensa East Forbes Condominium was completed in 2001 and initially the lower penthouse PH1A was leased by Century Property Inc. (CPI) to an employee of a multinational bank. Eventually the unit was purchased from BDO in December of 2002 by it’s present owner, making him the first private individual owner of the lower penthouse PH1A. The new owner renovated the unit for a period of three months and finally moved in by October of

4 Renovation and Design The general idea for the refit was a Frank Lloyd Wright inspired mix with Asian influences. The living room, hallways and study feature solid Narra wood plank flooring. The living room walls and ceiling where completely reconstructed, featuring two narrow beams on the ceiling and wood trims with padded Thai silk inlays on the walls, all designed to emphasize the Frank Lloyd Wright signature effect. All trimmings on ceiling and walls, cornices and base boards, extend from the living room to the hallways and bedroom areas and are made of solid Narra wood.

6 Most areas in the lower penthouse unit were rewired with the aim to upgrade quality and quantity of light features and lighting options. The result is a wide array of spectacular mood and light settings. Additional power outlets are provided in strategic places throughout the unit. Audio speakers where installed into the ceiling and emergency lights and power options upgraded and expanded. Other added features include stone tiles in the entry area and for the window casings. The window ledge was levelled and extended by the width of one tile to maximize the space for plant pots running along the window front, facing East. Accent lights hidden in the plant pots provide a cozy evening ambience.

8 A solid Narra wood double door was added at the end of the living room hallway, right next to the Powder Room. Behind the doors located is a hallway leading to the bed rooms, separating sleeping from entertaining area. The installed feature doors also function as a division of the two operating air conditioning systems. There is the original water cooled air conditioning system servicing the entire unit , and second system, installed during the refitting of the lower penthouse, which is a smaller, cost efficient unit for Bedroom 1 and the Master Bedroom. Additional air vents were installed in the Living Room in order to maximize the cooling effect of the original air conditioning system in this particular area.

10 The Powder room was completely retiled from top to bottom and the ceiling was raised. Outside the hallway, facing the Powder Room a large and spacious frame was installed as an area to hang and display family photos, children art works and similar. Other features that can be found in all rooms and areas of the lower penthouse unit are brass ceiling fans by Hunter and roll down, 50% see-through sunscreens that allow optimal shading and maximizing ideal light distribution at any time of the day. The Master Bedroom also features black-out roller shades in addition to the sun-screens.

The Master Bedroom was also fully renovated. Complete wirings for audio, stereo and multiple light settings were provided. The Frank Lloyd Wright theme from the Living Room area is continued in the Master Bedroom with features and details such as Narra wood trimmings with padded Thai silk inlays on the walls. A customized and high quality wool carpet is fitted into the bedroom, yet loose and not permanently glued to the floor. Cork boards on the ceiling give the room an aesthetic ambience and also add to the sound proofing. The cabinets in all bedrooms were also considered. V Roque dresser drawers, stone counter tops, additional shelves and light activation switches are upgrading all cabinets.

15 A fresh air venting system, installed into the ceiling of the Master Bedroom, allows to switch off the air conditioning during the colder winter months and also other times of the year, whenever a breeze will supply fresh and cooling air from the outside inlets, thru the ducts and straight into the master’s domain. This fresh air vent is just one of many hidden, invisible features. It will take somebody to stay at the lower penthouse for quite some time to discover all the finer details that went into planning and actually building this luxury pad. It will take pages to list all the smaller, intricate, yet important features, such as solid brass door handles and knobs, under-shelf lighting, additional cornices and trims, light dimmers and many more. Important because, it’s the love to the detail that lends this penthouse it’s charm and ambiance.

17 In the Master’s Bathroom the ceiling was raised and also clad with cork. A decorative mosaic tile waist band runs along the bathroom wall. The floor tiles were upgraded to a non-slip type. The Make-Up ante room to the Master’s Bathroom was redone with matching mirror, new stone counter top and drawers. The adjacent cabinet was re-shelved for maximum storage capacity, similar to the high closets in all bedrooms, which were fitted with an additional shelf, not included in the original design.

20 The Service Area was upgraded with additional cabinets and work counters along the entire length of the kitchen. The walls were properly tiled in matching black and white. Also added were an electric stove with oven, an American 10 gallon washing machine and dryer. In the Show Kitchen a matching china cabinet and overhead storage cabinets where added. The lighting was upgraded and a Hunter ceiling fan installed.

23 The furniture in all areas of the lower penthouse unit was purchased new from Ethan Allen. The unit owner has rolls of extra material for couches, additional light fixtures and more. The lower penthouse unit comes with a walk-in storage area located in the basement, which is currently leased on a monthly basis. Hereto six storage compartments were combined to form one single large storage area.
