1 –Rental Agreement Duration of tenancy Rent –Regulations of the hall of residence in question General instructions about residence and rights and obligations of tenants –Act on Residencial Leases Outlines the basic rights and obligations of both the tenant and the landlord Living in Finnish Student Halls of Residence

2 –Important things to avoid: – Noisy behaviour during the silence (in Otokylä every day 22.00 - 07.00) – Disturbing other residents – Airing the apartments into corridors and/or stairways – Littering the common areas (both indoors and outside the halls) You must clean up after yourselves!

3 Living in Finnish Student Halls of Residence –Important obligations: – Obeying the regulations of the hall in question – Paying the rent in time As a general rule the due date is the first banking day of the month An unpaid rent is an adequate reason for eviction! – Careful handling of the dishes, apartment fittings and equipment in the apartment

4 Living in Finnish Student Halls of Residence –Penal proceedings 1.Written warning – Information about it sent also to home institution 2. Eviction

5 Living in Finnish Student Halls of Residence Sauna in Otokylä – 1 sauna in each block (A, B, C, D) – Separate bathing times for men and women + mixed turns on Fridays – Private family sauna turns on Wed and Sat (reservations according to the list on the door of the sauna) – Keep the sauna, shower room and dressing room clean!

6 Living in Finnish Student Halls of Residence Laundry – 2 laundries:B block (2 washing machines) D block (1 washing machine) – Reservations can be made on the lists in the laundry. – Only two hours at a time! New reservations can be made when the old ones have been used – Do not wash on somebody else’s turn! – Do not use the washing machines after 21.00

7 Living in Finnish Student Halls of Residence Cleaning equipment In the cleaning cupboards (4th and 5th floor): – A brush and a dustpan – Vacuum cleaners – Mop sets (mop, bucket and cleaning cloths) –Equipment must be returned to the cupboard immediately after use –Remember to clean the equipment you have used and hang wet mops and cloths to dry! Keep also the cleaning cupboard tidy – take full vacuum cleaner bags to the outdoor rubbish bins.

8 Living in Finnish Student Halls of Residence For good ventilation: – Exhaust air ventilators Are they open and clean? –Cleaning of them is residents’ responsibility – Feed air ventilators Above the window –Must be kept always open

9 Living in Finnish Student Halls of Residence – No airing into the corridors! Roils the replacement air circulation in the whole building –The air will not flow from the feed (fresh) air ventilators to exhaust air ventilators anymore and the atmosphere gets stuffy in the whole building!

10 Living in Finnish Student Halls of Residence Ventilation Full power: – 07.00–10.30 – 14.00–18.00 – 20.00–23.00 – At other times half power. If possible, please concentrate your cooking and showers into the full power times when the airflow is the strongest.

11 Living in Finnish Student Halls of Residence Ventilation (and also heating) –Keep the doors of the balconies shut! –Open doors will: – roil replacement air circulation – cause heat and energy loss –  heating expenses increase –  need of rent raises increases

12 Living in Finnish Student Halls of Residence Remarks from the Otokylä Office: – Alarm button in the lift is meant for emergencies, NOT FOR FUN! – Wash your laundry ONLY on your own turn, and only during the times mentioned in the reservation list – Do not leave your bikes in front of the door, there are racks and garages for them – Clean up after yourselves in the corridors and balconies – Keep the doors of the balconies shut!

13 Living in Finnish Student Halls of Residence Queries and problems Otokylä Office: – Broken bulbs for the oven and refrigerator as well as fluorescent tubes for the lamps in kitchen and bathroom (normal light bulbs you should buy yourself) – Fixed apartment fittings (electricity, plumbing, ventilation, heating etc.) – Window seals/draught preventers – Complaints about other residents’ behaviour – Batteries for the fire alarms

14 Living in Finnish Student Halls of Residence Dormitory Managers: – Linen (including curtains, mattresses, pillows and duvets) – Equipment (dishes and other kitchen utensils and electrical household appliances) – Furniture

23 Things to remember -Pay the rent in time (notify the landlord immediately about financial difficulties to negotiate on payment schedule) -You must pay for the damage caused by yourself or your guests -Obey the regulations and given rules! -Resign the rental agreement in time (leave at least one complete calendar month between the notice and the termination of lease) -Clean the flat thoroughly before moving out – neglect will result in forfeited deposit
