2 The EDGE Information and news that gives you an edge in the real estate business The March 2016 MLS statistics will be released this Wednesday, April 13, and here are some highlights of the report: Houston home sales decreased 2.2 percent year-over-year in March, with a total of 6,001 single-family units sold. Months of inventory grew to a 3.6-months supply compared to a 2.8-months supply in March 2015. For perspective, housing inventory nationally stands at a 4.4-months supply. The single-family home average price was $272,658 while the median price was $215,000 (a record high for a March). March rentals of single-family homes rose 9.0 percent year-over- year and the cost of renting those homes increased less than one percent to $1,736. Low Median Sales Price mortgage rates and rising rental prices continue to point buyers into the housing market. In order to maintain home purchase momentum, the supply of homes for sale must grow. As for the local landscape… In the Houston region, for the week ending April 3: New Listings increased 11.7% to 2,851 Pending Sales increased 24.0% to 2,209 Closed Sales increased 18.3% to 2,091 Houston Market Movements
