3 Planning and Development Services May 22, 2013 Issue: Request to amend Alvernon-Broadway Area Plan (ABAP) for a portion of three parcels at the southeast corner of Broadway Boulevard and Columbus Boulevard to allow Commercial, Office, and High-Density Residential Uses to the currently allowed Low Density Residential designation. The ABAP currently allows Commercial, Office, and High-Density Residential on the northern half of these parcels Rezone southern half of the three parcels from Residential R-1 to Commercial C-1

9 Planning and Development Services May 22, 2013 Proposed Land Use Change Consistent w/ Plan Policy Direction: Primary acess can be provided from an arterial street; All parking and maneuvering requirements can be met on- site, or off-site, on locations that have been historically used for parking in conjunction with the site; Screening and buffering for adjacent residential use can be provided on-site; Support appropriate locations for office and commercial developments located at intersections of arterial and collector streets; Consider the expansion of commercial areas into adjoining residential areas when logical boundaries exist.

12 Planning and Development Services May 22, 2013 Staff recommends the Planning Commission forward this Plan Amendment to Mayor and Council with a recommendation to revise the Conceptual Land Use Map to allow Commercial, Office, and High-Density Residential uses on the amendment site.
